Pro Tip: Tony Edwards discusses typical remodeling costs

If you are considering remodeling your home, one of your main concerns may be the cost of the project. AG’s Home Solutions has taken on a wide range of remodeling and addition projects, and we thought it might be helpful to share some of the price ranges we see for various remodeling projects.

Tony Edwards, NCLGC says there are many variables in pricing a project, including the size of the space, the scope of the work, and the location of the work in your home. “It’s important to know if a remodeling project is for a person who is in their ‘forever home’ or if they may sell the home in the near future and need a return on their investment,” Edwards said. “Homeowners in their forever home typically want upgraded items like better cabinets or marble tops over stock items,” he added.

Another consideration Tony notes is the difference in updating a space and remodeling a space. “Take a bathroom for example, if you go in pull all the fixtures and replace them with new fixtures, a homeowner can save on an update,” Edwards says. “But if the flow of the space doesn’t work for you, and you end up gutting the whole bathroom and moving fixtures around, it is going to cost more and introduce more unknowns into the project.”

While there are many variables in pricing a project that could cause these ranges to go up or down, Edwards gave the following ranges for typical remodels and additions.

Small Kitchen: $10,000 - $35,000

Large Kitchen: $40,000 - $75,000

Small Bathroom: $10,000 - $25,000

Large (Primary) Bathroom: $35,000 - $50,000

Finish Small Bonus Room: $25,000 - $35,000

Finish Large Bonus Room: $40,000  - $60,000

Small Patio addition: $20,000 - $30,000

Large Patio addition: $35,000 - $75,000

If you are considering a remodel or addition in the Greenville, Washington or Winterville area, Tony recommends using a Licensed General Contractor and having them pull a permit for the job. “Homeowners are better protected when there are the checks and balances offered by municipal building inspectors,” Edwards said.
